Home inspectors and appraisers are important people in the lives of buyers and sellers. An inspection and an appraisal both play integral roles in getting homes sold. Calling home inspectors before putting houses on the market can be advantageous to sellers as well as potential buyers. The seller can choose to have any trouble spots repaired before showing the home or he can disclose the report to potential buyers so they know exactly what they're getting into. Home inspectors are trained to check out every nook and cranny in a dwelling and find any problems or situations that may be problematic in the near future. A home inspection is a detailed report listing the condition of major components of the home including electrical, plumbing, foundation, roof and more. Buyers typically make an offer on a home contingent upon a clean home inspection. So if an inspection comes back saying the floorboards are almost rotted through and need to be completely replaced, you have the option of backing out of deal. Appraisers go through the home to give an estimated value of what they feel the property is worth, or their appraisal. A real estate appraisal is necessary for the loan paperwork to go through and must be higher or match the agreed upon purchase price.
